Field Observer Reports

AECC specializes in field observations, monitoring of construction progress, and processing of progress payments for disbursement. We offer reporting that comments on the project’s application for payment, stored materials, change orders, construction activity, materials testing, schedule, and other documentation. Our reports are delivered electronically via PDF. Please contact us, if you would like a representative sample of our reports.

Due Diligence Reviews

EXISTING PROPERTIES

 

PROPERTY CONDITION ASSESSMENTS

We also offer existing property reports for our Clients at different price points. These reports for existing properties may be needed for a loan refinance or annual inspection. Details regarding the two Levels are outlined below.

LEVEL 1

 

Observe and report on the major building components and architectural finishes of an existing property, including site amenities, structural systems, exterior envelope, MEP systems, life safety, and any other building components available for assessment. Evaluate and prioritize major construction related deficiencies and provide preliminary cost estimates for these items. Advise, when possible, of any potential environmental issue associated with the property. Review permit and Certificate of Occupancy documentation and report on any violations of building codes and ordinances. Review and comment on the original construction documents as well as any other as-built information.

 

LEVEL 2

 

Observe and report on the major building components and architectural finishes of an existing property, including site amenities, structural systems, exterior envelope, MEP systems, life safety, and any other building components available for assessment. Evaluate and prioritize major construction related deficiencies and provide preliminary cost estimates for these items.
